The Story: Dzoraghbyur House is a masterclass in using landscape to
create surprise and privacy. Designed for a sloping site, the home plays
a clever visual trick: from the street, it appears to be a compact, private
two-story house with a secure, stone-clad facade and a convenient
garage. But the real magic happens as you descend. The hill allows for a
hidden lower floor that opens completely onto the private backyard.

This “secret” garden level is the true heart of the home. It houses a
spacious kitchen, a large living room, and even a billiard area, creating a
sprawling entertainment zone that spills directly out to the pool and
patio through sliding glass walls. The middle floor (street level) serves
as a welcoming entry with a guest room and lounge, while the top floor
is reserved for the family’s private retreat, featuring three quiet
bedrooms and a terrace for enjoying the mountain views. It is a home
designed to be discovered, offering robust privacy from the outside
world and limitless open living within.

The Dzoraghbyur Residence leverages a steep site to conceal a
spacious three-story home behind a modest two-story street facade.
The design sinks the main social areas—including a large kitchen, living
room, and billiard hall—to the lower garden level for seamless indooroutdoor living. With a garage and guest zone at street level and three
bedrooms on the top floor, the project perfectly balances urban privacy
with a resort-like connection to nature.
